Whole-Home Rewiring

K&T was installed in PNW homes from roughly 1900 to 1950. By the 2010s most homeowner insurance underwriters started excluding or surcharging K&T homes. We replace the wiring in phases — room by room, panel-side first, ceiling/wall fish where access allows. The result: insurable, code-compliant wiring without gutting the home.

Scope

What's included

  • Whole-house wiring inspection with photos
  • Phased rewire plan — what gets replaced, in what order
  • Permit submittal with the local AHJ
  • Room-by-room rewire with fish access where possible
  • New panel and circuit additions matched to modern load expectations
  • Documentation suitable for insurance underwriting review

Audience

Who needs this

  • - Owners of pre-1950 PNW homes with active K&T
  • - Owners whose insurance underwriter flagged the wiring
  • - Owners renovating who want to open walls once and fix everything
  • - Buyers in escrow on an older home with wiring concerns

FAQ

Whole-Home Rewiring questions

Q.01Can K&T just be left alone?
Sometimes, in homes with no insurance flag and very modest electrical load. Most modern lifestyles (microwaves, hair dryers, gaming PCs, EV chargers) overload K&T. And insurance underwriting is moving away from accepting it. The longer it's deferred, the higher the eventual cost.
Q.02Do you have to open every wall?
Not always. We fish through wall cavities and attic spaces when access allows. Some rooms require limited drywall opening at boxes and switches. We plan the access points carefully and the patching is included in the quote.
Q.03How long does a whole-house rewire take?
Most 2-3 bedroom occupied-home rewires run 2-3 weeks across multiple phases. Larger homes scale from there. We sequence so the home stays powered overnight at each phase.
